Sellers: What You Need To Know About Showing Feedback

This one is for future home sellers. Let me paint you a picture 👇
Your house just hit the market, you have 5 showings scheduled already and you just spent all weekend cleaning and prepping your home.
You even baked homemade chocolate chip cookies, following all of your agent's advice on staging and getting it *show ready* and hopped in the car with the kids and dogs to go to grandma's for the night!
You know the first showing is at Noon and the last showing is at 7 PM.
At 1 PM, you're refreshing your email and texts to see why you haven't heard anything about the first showing! How did it go? Are they writing an offer? What do they think of the house you worked so hard on?!
Here are a few things you need to know to help calm your post-showing anxiety.
1. It is up to the agent who showed the home to read their clients and provide the feedback we as the agents request post-showing.
2. Sometimes you won't get feedback and if you do, it doesn't necessarily mean it's going to happen instantly after the showing. Those buyers might have 5 more houses to tour and then their agent has to go through and respond to feedback for all 5 homes.
3. Some agents don't provide feedback. No matter how many times I call / text or email them, some won't respond.
4. No feedback IS FEEDBACK. If we hear absolutely nothing from a buyer's agent who showed your home, (no that isn't nice!) we can consider it feedback. If the buyers loved it, had questions, wanted to write an offer, etc. chances are, the listing agent will hear from them quickly post-showing. So if you don't hear anything, it's likely that the house just wasn't for them. Is it still nice to know why not? Of course! But we don't always get to hear that information so I like to explain this to my sellers up front!
