Sellers: Stop Listing Your House Like It’s 2022

Okay, okay… the Denver market is always shifting — that’s nothing new. But the changes we’ve seen over the past couple of years? They’re a lot more significant than most people realize.

Back in 2022, homes were flying off the market with bidding wars, waived inspections, and sky-high offers that almost seemed too good to be true. Sellers could list with minimal prep, toss a high price tag on it "just to see," and have multiple offers to pick from within days.

Fast forward to now… that’s not how this works anymore. That’s not how any of this works anymore.

How the Market Has Shifted:

  • Home prices have leveled out — the days of wild over-asking offers are few and far between.
  • Inventory has increased — buyers have more choices and are taking their time.
  • Interest rates are a real factor — buyers are more cautious, more selective, and far less likely to throw caution (or inspection objections) to the wind.

What Doesn't Work Anymore: 🚫

❌ Pricing high "just to see what you can get."

Buyers are too savvy for this now. They know what homes are worth, and overpriced listings are sitting.

❌ Assuming your home will go under contract in a week.

The days of weekend bidding wars aren’t a given. In fact, depending on your neighborhood and price point, you could be looking at several weeks or more.

❌ Listing with no strategy.

Throwing your home on the MLS with phone photos and crossing your fingers isn’t going to cut it. Today’s buyers expect polished marketing, and they’ll swipe right past a listing that doesn’t shine online.

What You Should Be Doing:

✅ Work with an agent who understands this market.

You want someone who will price competitively from the start — not someone who tells you what you want to hear just to win the listing. Pricing too high out of the gate will ultimately cost you time, money, and buyer interest.

✅ Set realistic expectations.

It’s not 2022. It’s okay if your home doesn’t go under contract in 48 hours. The key is a solid plan, patience, and knowing how to read today’s buyer behavior.

✅ Invest in killer marketing.

Professional photography, compelling listing copy, social media exposure, and thoughtful staging still matter — maybe even more now than before. Presentation counts when buyers have options.

Bottom Line:

If you’re thinking about selling this year, make sure you’re working with an agent who knows how to strategically price, market, and negotiate in the market we’re actually in. Not the one we wish we were still in.
