So what's the secret? How do you get lucky enough to be the offer that is chosen?
The secret is to be READY!
Before you start looking at homes, you should have these 3 shamrocks in a row:
1. Your pre-approval letter IN HAND, ready to go. *You should know exactly how much you're comfortable spending including when you're at the top of your budget
2. You should understand the market. This means talking to an agent early. Learn everything you need to know about the city you're house hunting in.
What are the average days on market? How many homes sold last month? How much are they selling for? And how much over asking price are they selling for?
3. You should have a really good idea of what you want. There isn't a ton of time to "look around" in a competitive market. You want to be ready to make a move quickly.
That means doing some homework by driving around neighborhoods you are considering, checking out the commute, and making a list of your must haves and deal breakers.
