So what's the secret to getting your offer accepted in a seller's market?
CREATIVITY. Sometimes you've got to get scrappy and think outside the box to get your offer noticed (and accepted!) Here are 5 things you could try when writing your next offer!
1. Offer to pay part of the seller’s closing costs if you're able - this includes HOA fees if there is one
2. Let them stay an extra week (or month) past closing at no cost. Sometimes having an offer that allows them a few days to get their stuff out can beat a higher-priced offer.
3. Offer to cover the difference if it doesn't appraise if you're able (just be sure to set a limit!) - this is called an appraisal gap
4. Figure out what is important to sellers & write accordingly. Do they want a certain closing date? A specific title company? Do they not want to deal with escalation clauses? I am not afraid to pick up the phone and be creative - especially if it means we can win the deal!
5. Have an inspection for "informational purposes only" or put limitations on the inspection - I have a few options we can use here depending on the home.
