There’s a moment in almost every home search where it happens.
We walk into a house that’s just… adorable. The original wood floors have that perfect patina, the backsplash is trendy without trying too hard, and there are string lights twinkling on the back patio like something out of a magazine. My clients look at me like, “This is the one!”
Meanwhile, I’m glancing down at the sloping floors, noticing the painted-shut windows, and quietly peeling back the corner of some budget peel-and-stick tile that’s already trying to make its escape from the bathroom wall.
Here’s the thing:
Yes, a home can be charming at first glance. It can photograph beautifully and feel warm and inviting in person. But when you’re buying a home, you’re not just investing in cute light fixtures and a trendy color palette. You’re investing in the bones of the property, the quality of its systems, and its long-term value.
That’s why it’s so important to look beyond the pretty paint colors and the carefully staged furniture. It’s why I’m over here asking about:
- The age of the roof and HVAC
- The functionality of those charming original windows
- The slope of the floors and what that says about the foundation
- What the seller’s disclosure isn’t saying
- What the home inspection might uncover
I get it — sometimes I feel like a total Debbie Downer when I’m pointing out all the things that aren’t quite as picture-perfect as they seem. But that’s literally my job.
It’s easy to get swept up in the emotions of finding “the one.” My role is to bring a clear, experienced perspective to help you make decisions that are based on facts — not just feelings. I want you to love your home, of course. But I also want you to feel confident that you’re making a smart investment, not inheriting a list of costly surprises hidden behind pretty curtains and string lights.
