Pick your Pack - Part 1
Finding the right agent to work with is one of the most important first steps you will make when buying a home. Interview a few candidates and trust your gut - you want someone you're comfortable in the trenches with you through the process!
Pick your Pack - Part 2
Now that you have an awesome agent by your side it's time to make sure you have a great lender too! Local is better here - ideally you want an actual human to contact when you inevitably need something from the lender on an evening or weekend. Need some referrals? I have a few - Just ask!
Start the Hunt
Now the fun part begins - Have your agent set up a search for you directly from the MLS source or visit my website at angelicasellsdenver.com to set one up yourself. Take notes on the things you like and don't like to review with your agent. Remember we're not mind readers so the more you communicate to us, the better!
As you're walking through homes make sure your agent is pointing out things you may not know, providing comparable properties to assist with pricing and guiding you through the process - our just isn't just to open the lockbox, let us know how we can help!

When the right home comes it will happen quickly so be prepared by reviewing the Contract to Buy before you need to sign. In Colorado we define all the dates in the contract to buy - so when you write an offer you're also determining the closing date and everything in between.

Dates for Inspection Objections, Appraisal Dates, ILCs, Surveys... I get it, these can be overwhelming. So make sure you review all the dates with your agent as soon as you got Under Contract and feel comfortable with what you need to do (and not do). if you have a question - Just ask. This is also a great example of why you need an organized agent
Your walk through is typically 1-2 days before closing and our last chance to visually inspect the property before closing. This is also our chance to confirm anything that the Seller said they would complete in the Inspection Resolution is completed. Next up... closing table!
Congrats - You are a homeowner!
Whoo hooo - We did it! Make sure you do some wrist stretches before the closing table (there is a lot of paperwork to sign) and clear the day to celebrate. We will coordinate how you get keys, etc and based on possession terms you could leave the closing table and go straight to your new home.
